Should I repair or replace my garage door?

Most garage door problems are mechanical and fixable in one visit. The deciding factor is almost always the condition of the panels themselves. Here is how we help homeowners across King County make the call.

Repair it

The problem is a single part such as a spring, cable, roller or opener, and the panels are in good shape.

Replace it

The panels are cracked, rusted or bent, the door is more than 20 years old, or repair costs are approaching half the price of a new door.

When repair makes sense

Most garage door problems are mechanical and fixable in one visit: a broken torsion spring, a frayed cable, a door that came off track, worn rollers, or an opener that stopped working. If the door itself is straight and solid, repair is almost always the right call. A well maintained steel door can last 20 to 30 years in the Seattle climate.

When replacement makes sense

Replace the door when the damage is in the panels themselves. Cracked or delaminated panels, rust along the bottom section, a door hit by a car, or an old wooden door that is rotting cannot be repaired in a way that lasts. Replacement also makes sense when a door has no insulation and the garage is attached to living space, because an insulated door noticeably reduces cold and noise in Washington winters.
