Spring replacement in Issaquah is mostly torsion work on doors from the last twenty five years, and the question that matters is the cycle rating. A high cycle spring lasts several times longer for the same labor and is the right replacement on almost every door here.

In the Highlands and Talus the door has to pass design review before it goes on, so the process starts with the paperwork: we give you the spec sheet and product page, you submit, and we hold the date. The doors themselves are usually a step up from builder grade, insulated steel with a profile that matches the Craftsman influenced elevations those communities were built with.

In Olde Town, an eight foot door is still a stock size for the older detached garages, so the opening does not need rebuilding. The opener a Highlands builder fitted in 2005 was chosen on price, and on an insulated double it works harder than it was designed to. When it fails, the replacement is the unit the door should have had: a belt drive rated for the weight, quiet enough for the bedroom above, with battery backup for the outages the plateau and the mountain get more of than the valley.

On a hillside house, battery backup is not a luxury. A power cut with no side door into the garage means pulling the release cord in the dark. Smart features are useful on a commuter household, provided the Wi-Fi reaches the garage, which we check first. On the Highlands and Talus doors the rollers are the usual noise complaint, builder grade steel with open bearings gone loud under a bedroom, and nylon rollers with sealed bearings are the small job that fixes it. On the hillside houses and in Olde Town it is more often a cable, rusted at the bottom bracket by the water that runs under the door on a slope, or frayed at the drum after decades.

Frayed cable is a call today problem, not a next month one. We replace them as a pair, inspect the drums and bottom brackets, and reset the door square in the tracks. On a Highlands or Talus door the point of a tune up is to catch the builder grade parts before they fail in sequence, and to tell you the spring is at eight thousand of its ten thousand cycles so you can plan for it. On a hillside or Olde Town door it is more about the drift that builds up over decades and the safety items nobody has tested: containment cables, photo eyes, the reversal.
