Postwar Ridgecrest and Briarcrest garages

A garage built in 1947 was built for a 1947 car. The opening is often close to eight feet wide, the ceiling is low, and the door has been replaced at least once on tracks that were never sized for the heavier door now hanging on them. Light gauge track spreads, rollers drag, and the extension springs are decades past their rating. It is all fixable without rebuilding anything. Eight foot doors are a stock size, low headroom hardware exists, and a modern opener is a straightforward swap. What we will not do is hang new parts on a track that has spread and call it a repair.

Salt air in Richmond Beach and Innis Arden

The houses on the slope above the Sound get air with salt in it, and salt is hard on steel wire and bare bearings. My opener is decades old and has no sensors. Should I replace it?
