Here is the part worth understanding. The springs, not the opener, carry the weight of the door. A double door can weigh well over 150 pounds, and the springs are what make it feel light enough to lift with one hand. Once a spring breaks, the opener is suddenly fighting that entire weight alone, which is how a perfectly good opener gets burned out in a few attempts. Leave the door down and call us. Springs hold extreme tension and are genuinely dangerous to work on without the right tools.

Torsion springs mount on the bar above the door and are the more common, longer lasting design. Extension springs run along the horizontal tracks and are still found on plenty of older SeaTac homes. We also fit high-cycle springs, rated for significantly more open and close cycles, which are worth it on a door used several times a day. When a door runs two springs we recommend replacing both, because the second shares the same age and cycle count and typically follows within months.

The service covers the new spring or springs, rebalancing the door so it lifts smoothly by hand, checking and lubricating the cables, rollers and hinges, and resetting the opener limits and force. Insulation is worth more in SeaTac than in most of the county. Homes here sit under the approach and departure paths for the airport, and an insulated door with a solid bottom seal cuts a meaningful amount of that noise as well as the cold coming off an attached garage. Insulated steel doors are also stiffer, so they hold their shape better over the years.

When it gets repaired. If the unit is under roughly ten to fifteen years old and the motor still runs, repair is usually the right call. Stripped drive gears, failed logic boards, worn trolleys, misaligned or dirty safety sensors, dead remotes and bad limit or force settings are all normal repairs, and parts for the major brands ride on the truck.

When it gets replaced. Replacement makes more sense when the motor itself has burned out, when the unit is old enough that parts are no longer made, when repair costs approach the price of a new opener, or when a unit predates modern safety reversal requirements. It is also the moment to move off a loud chain drive if the garage sits under a bedroom, which matters in a lot of SeaTac homes.

Cables carry the door alongside the springs, and they wear from the inside out. By the time you can see fraying at the drum, the cable has usually lost a good part of its strength. We replace them with galvanized steel, which holds up better against the damp we get through a Puget Sound winter.

Rollers are the cheaper half of the job and the one people notice most. Worn steel rollers grind and rattle through the whole travel. Swapping them for nylon makes a door noticeably quieter, which is worth doing if the garage shares a wall or ceiling with a bedroom. Both jobs are quick and usually done in the same visit as whatever brought us out.

A garage door is the largest moving object in most homes, and it runs a few thousand cycles a year without anyone looking at it. The tune-up covers the whole system: spring tension and door balance, cable condition, roller and hinge wear, track alignment, hardware torque, weather seal, and the opener's force and safety reversal settings. Everything gets lubricated properly, and you get a written report of what was checked and what is starting to wear.
