The opener conversation splits along the same line as the housing. In a townhome under a bedroom, quiet is the priority: a belt drive, or a wall mounted unit if the torsion setup allows it, because the rail is bolted to the joists under somebody’s floor. In a mid century rambler, the priority is usually replacing a 1990s chain drive whose photo eyes and wall button have started failing, and getting a unit that meets the current entrapment standard.

Battery backup is worth having anywhere the garage has no side door, since a power outage otherwise means pulling the release cord in the dark. On the mid century doors in Juanita and Kingsgate, cables and rollers are commonly the originals, and they announce themselves with noise before they fail: a grind on the way up, a squeal on the way down. On the townhome doors in Totem Lake, it is more often a frayed cable at the drum from years of daily cycles. Either way, when a cable lets go the door drops on one side and jams.

We replace cables as a pair, check the drums for wear grooves, and reset the door square in the tracks. A tune up is where the small drift that builds up over years gets reset: spring tension, track alignment, loose brackets, dry bearings, a weather seal that stopped sealing. On a remodeled house where the garage was left alone, it is often the first time anyone has looked at the door since it was installed, and it is the visit that keeps a small problem from becoming a Monday morning emergency.
