How opener installation works

Whether you're upgrading an old, noisy unit or replacing one that finally died, we make it a clean, same-day swap.

  1. Pick the right opener. We walk you through belt vs. chain vs. jackshaft, horsepower for your door size, and smart features (MyQ, HomeKit, Google Home) — then quote it in writing.
  2. Remove & install. We take out the old unit, mount and wire the new opener, and install the rail, safety sensors, wall console, and keypad.
  3. Program & balance. We set the travel and force limits, sync your remotes and app, and confirm the door is properly balanced so the opener isn't overworked.
  4. Safety test & warranty. We test the auto-reverse and photo-eye sensors, then back the work with our labor warranty plus the manufacturer's parts warranty.

Repair or replace? How to choose

If your opener is under ~10 years old and the problem is a worn gear, dead remote, or a sensor that's knocked out of alignment, a repair is usually the smart call. It's worth replacing when the unit is 10–15+ years old, grinds or shakes the whole door, has no safety auto-reverse, or uses a fixed code instead of modern rolling-code security.

A struggling opener is sometimes a symptom of a door that's out of balance — often a tired spring making the motor work too hard. If that's the case, we'll flag it and can handle spring replacement in the same visit. We install openers across Seattle, Redmond, and Kirkland.

Yes. We install customer-supplied openers, or supply one as an authorized LiftMaster, Chamberlain, and Genie dealer. Either way we program and safety-test it.

Should I repair or replace my opener?
