What's included

An annual tune-up helps prevent expensive emergency repairs down the road. Most spring failures, cable breaks, and opener wear-outs are predictable — our 25-point inspection catches them before they strand you.

  • Spring tension test and adjustment
  • Cable, drum, and roller inspection
  • Track alignment and hardware torque check
  • Safety sensor and auto-reverse test

Every tune-up includes a 25-point inspection, full lubrication service, hardware torque check, safety-sensor test, and a written inspection report. Call (206) 640-5249 for a free estimate.

What's in the 25-point tune-up

A tune-up isn't just a squirt of oil. We work through the whole system, top to bottom, and leave you with a written report of anything to watch.

  1. Springs & balance. We test spring tension, disconnect the opener, and check that the door is properly balanced so it isn't overworking the motor.
  2. Cables, drums, rollers & tracks. We inspect for fraying, wear, and rust, check track alignment, and torque the hardware that vibrates loose over time.
  3. Lubrication. We clean and lubricate the rollers, hinges, springs, and bearings — the single biggest fix for a noisy door.
  4. Opener & safety. We test the auto-reverse, align the photo-eye sensors, and check the travel and force settings, then hand you a written inspection report.

How often to tune up — and signs you're overdue

Once a year is right for most homes; every six months makes sense if your door cycles many times a day or lives in a damp, coastal spot. The garage door is the largest moving part of your house, and a little maintenance goes a long way toward avoiding an emergency breakdown.

Book a tune-up sooner if the door has gotten loud or jerky, sags or feels heavy when you lift it by hand, or the opener strains. Those are early signs of spring fatigue or worn rollers — far cheaper to address now than after a spring breaks.

We provide tune-ups across Seattle, Bellevue, Kirkland, and the wider Puget Sound area.
