Bigger doors mean bigger springs, and a sixteen foot insulated double is a different mechanical problem from a single. It normally runs two torsion springs on one shaft above the opening, and because they work as a pair, when one breaks the other has the same age and the same cycle count. Replacing only the broken one is how people end up paying for the same visit twice within a year. We replace both, and we size them to the door as it is measured on the day, not to the sticker, because insulated sections and added glass change the weight.

Cycle rating is the number worth asking about. Builder specification springs are commonly rated around ten thousand cycles, which sounds generous until you count a household that opens the door four to six times a day and find yourself inside five or six years. High cycle springs cost more up front and are rated several times longer. On a heavy door the labor is the same either way, so the upgrade is usually worth it. On many Bellevue houses the garage doors are the largest thing you see from the street, and on a three car elevation they are most of the facade. That turns the choice between one wide double and two singles, the panel profile, and the window layout into an architectural decision, and we treat it as one. We bring full size samples of the finishes you are considering and stand them against the house, because a color that looks right on a chip looks different across twenty four feet of door.

Insulation is worth spending on here rather than treating as an upsell, and not mainly for heating. An insulated section is a stiffer, quieter section, and when the garage sits under a bedroom or is finished as a gym, workshop or office, insulation is the difference between a usable room and a cold one. Ask for the R value of the actual door assembly rather than the figure quoted for the foam on its own. Two or three doors means two or three openers, and they do not all have to be the same unit. The door under the bedroom is the one worth spending the quiet money on. The third bay that opens twice a month does not need it. We size and spec each opener to the door it lifts and how it is used, rather than fitting three of the same thing because it is simpler for us.

For a daily use door a belt drive is the sensible default, and a wall mounted jackshaft is the quiet option where the ceiling needs to stay clear or where the rail would run under a bedroom. Battery backup is genuinely useful in this area rather than a gimmick: a windstorm outage with no side door into the garage leaves you pulling the release cord in the dark, and a backup unit simply opens the door. The heavier the door, the more the cables and drums carry, and on a sixteen foot insulated double the cables are under serious load every time the door moves. When one starts to fray, the door will drop on that side, cock in the tracks and jam, and the section that bears the twist is frequently the one that gets bent. Catching a fraying cable early is one of the cheapest things you can do for a big door.

We replace cables in matched pairs and check the drums for wear grooves at the same time, since a worn drum will chew through a new cable. Rollers on these doors take more abuse than on a single, and the shift from steel to nylon rollers with sealed bearings is where a good part of the noise a family hears through the floor goes away. Heavy doors drift out of adjustment faster than light ones, simply because every part is carrying more. Springs on a double lose tension sooner, the shaft bearings on a sixteen foot torsion tube take more load, and an opener that has been quietly raising its force setting to keep up with a stiffening door is one hard winter away from failing. Annual service on these doors is not caution, it is arithmetic.
