On a lake cottage the door is often the first thing that gets done properly, and a new door brings new tracks, springs and an opener sized for it rather than reusing what was there. The light duty chain drive the builder fitted was never the right opener for an insulated double under a bedroom, and when it fails after twelve to fifteen years the replacement is the unit the door should have had: a belt drive rated for the weight, quiet, with battery backup for the outages this end of the county gets more of than the city.

For a commuter household the useful features are an alert when the door was left open at six in the morning, remote close, and a keypad for the kids. All of that depends on Wi-Fi reaching the garage, which we check before we specify a model. On the subdivision doors the rollers are the usual noise complaint: builder grade steel with open bearings, loud within a few years, and on a door under a bedroom that is the sound the whole house hears. Nylon rollers with sealed bearings are the small job that fixes it. On the lake cabin garages it is more often a cable, rusted at a bottom bracket that was never quite right, or frayed at the drum.

A frayed cable is not a wait and see item. We replace them as a pair, inspect the drums and bottom brackets, and reset the door square in the tracks. On a subdivision door the point of a tune up is to catch the builder grade parts before they fail in sequence and to tell you the spring is near its cycle limit so you can plan for it. On a lake cabin garage it is more of a safety check: containment cables, photo eyes, the reversal, and the drift that has built up in hardware that was never quite matched to the door.

A tune up here means the door is balanced by hand, the springs retensioned, all hardware tightened, the tracks trued, the moving parts lubricated, the seal inspected, the opener force and limits set again, and the safety reversal confirmed with an obstruction and a broken beam.
